Are you paying too much rent? Since July 1, 2024, the Affordable Rent Act is in effect. This law ensures that the rent of a property corresponds to its quality. You can now easily check your rental rights and see if youre overpaying.
The quality of properties is assessed using a points system, the Housing Valuation System (WWS). Each property or room receives points that determine the rental price. The Affordable Rent Act allows for reduced rents for many properties.
What does the law mean for your rent?
For new rental contracts (from July 1, 2024) for properties up to 186 points, there are maximum rental prices. Existing contracts can also be reduced for properties of 143 points or less.
Properties above 186 points fall into the free sector, where usually no maximum rent applies, with some exceptions.
What if your rent is too high?
Calculate your points with the Rent Price Check from the Rent Commission at amsterdam.nl/huurrecht. If your rent is too high, ask your landlord for a reduction.

Enforcement by the municipality
The Good Landlordship team enforces the Good Landlordship Act. Since January 1, 2025, they also enforce the Affordable Rent Act. Landlords can face fines for violations.
