Groots Gestel includes the area development of the Gestel district along the new HOV4 corridor. This fast bus line will run from Eindhoven Central towards De Run in Veldhoven. Along this corridor, approximately 3,500 to 6,000 new homes will be built. Through close collaboration, the parties ensure that development occurs in coherence and that projects align well with each other. The collaboration also benefits the pace of realizing ambitions.
Councilor Mieke Verhees (Housing and Neighborhoods): Groots Gestel is a massive development. The corporations have a lot of assets in this area and are therefore well acquainted with the spatial and social aspects. This is valuable because it’s not just about creating more homes; the livability must also improve. By working together, the plans become better.
In the letter of intent, the housing corporations and the municipality agree on how to further shape the collaboration.
Development of Area Vision
The basis for the development of the area is the area vision Groots Gestel. This document outlines the main principles for the areas development until 2040. The council approved this area vision at the end of November 2024; it is a document at a high level. The elaboration for the sub-areas will follow in plans that become increasingly concrete. Local residents and stakeholders will be involved through participation processes.
The municipality is currently working on the area frameworks and urban planning elaboration for two sub-areas: Kop van Blaarthem/Genderdal and Kastelenplein. The housing corporations are involved as key partners.
For the third sub-area, Blaarthem/Genderdal Midden, the development of an area framework and urban planning elaboration will be initiated next month. The four housing corporations and the municipality are jointly responsible as clients.
