With a few firm strikes on wooden piles, the construction of Koningswei symbolically began on Friday, March 13. What is now mostly sand and concrete will become a green city meadow with 364 new homes in the coming years.

It was a festive moment for Amvest, a.s.r. real estate, TBV Wonen, construction company Huybregts Relou, and the municipality of Tilburg. The expected completion is in the first quarter of 2029.

Peace Amidst the Bustle

The Koningsplein is undergoing a transformation. Between the Piushaven and the city center, Koningswei is emerging: a place where you not only live but where the entire neighborhood comes together in greenery. Alderman Rik Grashoff of the municipality of Tilburg is enthusiastic: Koningswei is an important large-scale construction project for the city center, adding a large number of homes and forming a logical, green link between the center and the Piushaven. Project director Herbert Coopmans of Amvest adds: “It will be a place to live quietly, relax in the green, and meet your neighbors. By adding 364 sustainable homes, we, together with TBV Wonen, make the center of Tilburg accessible to a diverse group of people.”

The Hoogwachter and The Weidewachter

The new residents will live in two buildings that watch over the meadow like shepherds at the gate. The Hoogwachter will be a light building with owner-occupied apartments. The Weidewachter will be a dark building in the middle of the greenery with rental homes. Awg architects, LEVS architects, and ZUS [Zones Urbaines Sensibles] are responsible for the design, urban plan, and landscape.

In total, there will be:

  • 62 owner-occupied apartments
  • 72 private sector rental homes acquired by a.s.r. real estate on behalf of the ASR Dutch Core Residential Fund 
  • 230 social rental homes for TBV Wonen

There is also space for Het Gastenhuis, a small-scale residential form for people with dementia and a cozy hospitality spot at the meadow. Koningswei stimulates the we-feeling where residents and neighbors are actively socially involved and support each other.

Start of Sales

Interested in an owner-occupied apartment in Koningswei can register via www.koningswei-tilburg.nl and will be kept informed about the start of sales. More information will be available in the coming weeks about the 53 three-room apartments, 6 four-room apartments, and 3 penthouses. Rental will start when construction is in an advanced stage. The 230 social rental homes of TBV Wonen will be offered at the earliest mid-2028 via Woninginzicht.

Playful Reuse of Pergola

The famous steel pergola by architect Jo Coenen on the former Koningsplein will not disappear but will get a second life. The structure will be refurbished and possibly transformed into a blooming play structure. To support this, Amvest and TBV Wonen handed over a cheque worth €5,000 to the municipality during the start of construction for a sustainable design of this play area.

Water-Smart Premiere

Koningswei also marks a special step in the water transition. The residential buildings will have an innovative greywater system that reuses shower, bath, and washbasin water for flushing toilets. This significantly reduces drinking water use per resident, while residents will hardly notice it in daily use. Thanks to a special exemption from the national government and an investment of €1.1 million from Waterschap De Dommel, the province of Noord-Brabant, and the municipality of Tilburg, this system can be applied on a larger scale.

Building a Future-Proof City Center

Tilburg is growing. Therefore, we are working on more affordable, suitable, and sustainable homes for current and new residents. In the city center, Piushaven, and the Spoorzone, there is space to realize approximately 6,000 homes by 2050. Developments such as Louis Bouwmeesterplein, Victoria residential tower at Pieter Vreedeplein, Magazijnkwartier, and Koningswei make an important contribution. Together, they will provide over 1,000 new homes within the Parkring in the coming years.

At the same time, we invest in a green and attractive living environment, with places to meet and relax. Step by step, we are building a city center where it is pleasant to live, shop, and stay, with more space for greenery, cyclists, and pedestrians.
