The NHG limit is set annually. This is done according to an agreed method that takes into account the development of house prices. In 2025, the limit was € 450,000.
NHG offers homebuyers a responsible mortgage. With an NHG mortgage, they face fewer risks. NHG provides a safety net for households that can no longer afford their mortgage due to personal circumstances, such as relationship breakdown or disability. Additionally, buyers often receive a discount on their mortgage interest.
One NHG limit for all types of housing
From 2026, there will be one NHG limit for all types of housing. This eliminates the separate limit for mobile homes and plots. This ensures equal access to an NHG mortgage, regardless of the type of housing. Currently, the NHG limit for mobile homes is € 172,000 and for plots € 61,000. In 2026, this will be € 470,000 for mobile homes and plots combined.
Affordability limit will be € 420,000
The government aims to build 100,000 homes per year as quickly as possible, two-thirds of which will be affordable. The limit for affordable homes will be indexed according to the consumer price index (CPI), just like last year. For 2026, the upper limit for affordable purchases will be € 420,000. In 2025, this was € 405,000.
National Fund for Affordable Homes
With support from the National Fund for Affordable Homes (NFBK), developers can sell homes at a lower price than the market value to starters. In the first tranche of the fund, over € 11 million has been requested for the construction of 280 homes. This will enable between 280 and 560 starters to buy their first home. These homes will be built in the course of 2025 and 2026. The next tranche of the NFBK, amounting to € 29 million, will start on October 20, 2025.
