Construction of Koningswei Commences
With a few firm blows on wooden stakes, the symbolic construction of Koningswei began on Friday, March 13. Where now mainly sand and concrete are visible, a green urban meadow with 364 new homes will rise in the coming years.
It was a festive moment for Amvest, a.s.r. real estate, TBV Wonen, construction company Huybregts Relou, and the municipality of Tilburg. The expected completion is in the first quarter of 2029.
Tranquility Amidst the Bustle
Koningsplein is undergoing a metamorphosis. Between Piushaven and the city center, Koningswei is being created: a place where people not only live but where the entire neighborhood gathers in the green. Alderman Rik Grashoff of the municipality of Tilburg is enthusiastic: "Koningswei is an important large-scale construction project for the city center; it adds a large number of homes and will form a logical, green link between the center and Piushaven." Project director Herbert Coopmans of Amvest adds: “It will be a place to live peacefully, relax in the green, and meet your neighbors. By adding 364 sustainable homes, we, together with TBV Wonen, are making the center of Tilburg accessible to a diverse group of people.”
The High Watcher and The Meadow Watcher
The new residents will soon live in two buildings that, like 'shepherds at the gate,' watch over the meadow. De Hoogwachter will be a light building with owner-occupied apartments. De Weidewachter will be a dark building amidst the green with rental homes. Awg architects, LEVS architects, and ZUS [Zones Urbaines Sensibles] are responsible for the design, urban planning, and landscape.
In total, there will be:
- 62 owner-occupied apartments
- 72 free-sector rental homes that will be acquired by a.s.r. real estate on behalf of the ASR Dutch Core Residential Fund
- 230 social rental homes for TBV Wonen
There is also space for Het Gastenhuis, a small-scale housing form for people with dementia, and a cozy hospitality venue on the meadow. Koningswei stimulates the 'we-feeling' where residents and neighbors are actively socially engaged and support each other.
Start of Sales
Interested parties in an owner-occupied apartment in Koningswei can register via koningswei-tilburg.nl and be kept informed about the start of the sales. In the coming weeks, more information will become available about the 53 three-bedroom apartments, 6 four-bedroom apartments, and 3 penthouses. The rental process will start once the construction is in an advanced stage. The 230 social rental homes of TBV Wonen will be offered at the earliest in mid-2028 via Woninginzicht.
Playful Reuse of Pergola
The well-known steel pergola by architect Jo Coenen on the former Koningsplein will not disappear but will be given a second life. The structure will be refurbished and possibly transformed into a blooming playground. To support this, Amvest and TBV Wonen handed over a check for €5,000 to the municipality during the construction start event for a sustainable development of this playground.
Water-Smart Premiere
With Koningswei, a special step is also being taken in the water transition. The residential buildings will receive an innovative greywater system that reuses shower, bath, and sink water for flushing toilets. This significantly reduces the drinking water usage per resident, while residents will hardly notice it in daily use. Thanks to a special exemption from the national government and an investment of €1.1 million from Waterschap De Dommel, the province of Noord-Brabant, and the municipality of Tilburg, this system can be applied on a larger scale.
Building a Future-Proof City Center
Tilburg is growing. Therefore, we are working on more affordable, suitable, and sustainable homes for current and new residents. In the city center, Piushaven, and the Spoorzone, there is space to realize approximately 6,000 homes by 2050. Developments such as Louis Bouwmeesterplein, residential tower Victoria at Pieter Vreedeplein, Magazijnkwartier, and Koningswei make an important contribution to this. Together, they will provide around 1,000 new homes within the Parkring in the coming years.
At the same time, we are investing in a green and attractive living environment, with places to meet and relax. Thus, step by step, we are building a city center where living, shopping, and staying is pleasant, with more space for greenery, cyclists, and pedestrians.
