Many affordable new-build homes planned in southern De Tippe
Last Thursday, March 26, 2024, Alderwoman Dorrit de Jong (Housing and Area Development Stadshagen) – together with Tine-Loes Hemmes (Director of Real Estate Development at Dura Vermeer) and Mireille Jeurnink (Director of Real Estate Development at VanWonen) – signed the reservation agreement for the new-build plans on two plots in southern De Tippe. Part of these plans also includes various social rental apartments that housing corporation SWZ will rent out. The plots in question are Z1 and Z2 in the De Zuidpunt neighbourhood (see the aerial photo below for their location). With this agreement, the land for these plots has been reserved for the construction plans of these parties.
230 new homes
These two plots will accommodate a mix of housing, care facilities, social amenities, and commercial functions. In total, 230 new-build homes will be constructed, with a large proportion falling into the affordable category. The development will include both rental apartments and owner-occupied apartments, divided into 50% low-cost, 30% mid-range, and 20% high-end. The social rental apartments will be managed by SWZ (via the Woningzoeker platform). The buildings will have a maximum height of eight storeys.

Space for GPs and community hubs
The development also includes plans for a HOED: a collaboration for General Practitioners Under One Roof. Additionally, the developers intend to create a Huis van de Wijk (Neighbourhood House): a low-threshold, central meeting place for people of all ages. There will also be a public green space for residents to gather.
Diverse housing offer
Alderwoman Dorrit de Jong commented: “The demand for affordable housing is high, and these plans address that need. These plots will feature a significant number of affordable homes, including social rental properties and low-cost owner-occupied homes. Combined with the surrounding plans, this project caters to a wide range of housing seekers; a large group of future residents will soon have a wonderful new home here.”

Timeline
Developers VanWonen and Dura Vermeer are currently working on the building designs. Sales of the first homes are expected to begin in early 2027, with construction on these plots likely to start later that year.
