From April 2026, residents in 8 busy Amsterdam neighborhoods may rent out their homes for a maximum of 15 nights per year via platforms like Airbnb. Currently, the limit is 30 nights. This measure aims to improve livability in these neighborhoods.

The measure follows the municipalitys new escalation ladder. This is a step-by-step plan to keep neighborhoods livable. Recent research shows that the limit has been reached in some neighborhoods: residents experience a lot of nuisance from tourists. The city council wants to restore peace in residential areas by halving the number of nights allowed. In the rest of the city, the current maximum of 30 nights per year will remain in effect for the time being.

The stricter rules will apply to:

  • Burgwallen-Nieuwe Zijde
  • De Weteringschans
  • Grachtengordel-West
  • Grachtengordel-Zuid
  • Haarlemmerbuurt
  • Jordaan
  • Nieuwmarkt/Lastage
  • Oude Pijp
