If you receive social assistance benefits and have an extra room, you can now rent it out more easily. We make this possible so you can help someone find housing and earn some extra income.

With the new rules, you may keep up to €475 per month in rental income without it affecting your benefits. This amount applies if your tenant also eats as a boarder with you.

If the tenant lives completely independently in your household, you may keep a maximum of €275 per month. You and the tenant agree whether meals are shared.

Always a rental contract

To use the scheme, you must have a written rental contract. This contract includes:

  • The name and address of tenant and landlord
  • The rent amount
  • The start and end date of the rental period
  • Whether meals are provided or not

The municipality may ask to see the rental contract.

Some conditions apply

  • You cannot rent to family members (such as parents, brothers or sisters) or to someone with whom you already share a household.
  • You always need permission from the owner of the property. This also applies to social rental housing.
  • You may rent out a maximum of 2 rooms.
  • As a host, you live in the property yourself and share facilities such as the kitchen, bathroom, and toilet with the tenant.

No impact on other benefits and allowances

If you receive IOAW or IOAZ benefits, you may keep all your rental income. Income from subletting also has no impact on other benefits, such as AOW, WIA or WW, and does not affect your housing allowance, healthcare allowance, or child-related budget.
