We are transforming the old industrial area Hamerkwartier into a mixed neighborhood with housing, businesses, a school, and hospitality and sports facilities. Thanks to an agreement with the adjacent chemical company Ketjen, we can finally start this transformation.
Amsterdam has a severe housing shortage. It is difficult for almost everyone to find a home, and the pressure on existing homes is high. In the Hamerkwartier in the North district, we have been working on housing construction for years. However, this was delayed partly due to rulings by the Council of State on environmental plans.
Living Next to an Industrial Complex
Living next to industry is complex. Different safety zones and environmental regulations apply. Chemical company Ketjen complies with all rules and requirements set by law and the current permit. However, these rules and requirements are partly based on a safe distance between homes and the factory. To make housing near the company possible, the Council of State ruled that we needed to better balance Ketjens interests. We have done so.
New Agreements
We have now agreed with Ketjen that:
- the company will invest together with the municipality in additional measures, including safety and noise;
- the homes will be built at a greater distance from the company;
- Ketjen will refrain from further legal procedures against the housing construction.
Development Starts
The agreements are recorded in a settlement agreement. Without this agreement, construction could have been delayed for years again. But now the development of 6,500 homes in the Hamerkwartier can really start. The joint investment ensures a safe and pleasant living environment for the new residents and a future for Ketjen.
Starting in the Hamerkop
We start in the sub-area Hamerkop. There is now an adjusted urban development plan where the new construction is placed slightly further back compared to Ketjen. There will be 1,200 homes, of which:
- 30 percent social rental housing
- 30 percent mid-priced rental housing
- 40 percent private sector
The Storkhal will be preserved, as well as existing hospitality and sports facilities. The Zamenhof industrial area will also remain for at least 15 more years.
100 Years of Industry
Ketjen is a chemical company that has been located in the Hamerkwartier for decades. The company produces catalysts that enable fuels to be produced and used in a sustainable way. This helps with the energy transition. Thus, Ketjen supports a sustainable future.
