In 2024, 1,312 homes were made available in Amsterdam for people looking for a house. This includes 666 vacant houses and 646 homes that were used illegally.
We discovered these homes through reports from residents, our own research, and collaboration with housing corporations. We mainly acted against serious cases, such as housing fraud, dangerous situations, or criminal use.
Strict Action Where Necessary
- 226 times we issued an official warning or fine.
- In 138 cases, people received a so-called order under penalty. This means: you first get the chance to solve it yourself. If you do not, you have to pay.
- In total, 172 violations have been stopped.
Amsterdam Residents Report Housing Problems More Often
More and more Amsterdam residents report housing problems via the municipalitys website. In 2024, this happened nearly 3,500 times. Not every report was a real violation, and sometimes it concerned the same situation.
Good Landlordship
Since 2023, the Good Landlordship Act has been in force. This allows tenants to report unwanted behavior from their landlord. In 2024, 530 reports were received, mainly about excessive service charges or intimidation.
Collaboration with Housing Corporations
Amsterdam works intensively with housing corporations to combat vacancy. Together with the Amsterdam Federation of Housing Corporations, a system has been set up to report vacant houses more quickly. The goal is to use as many houses as possible for their intended purpose: to live in.
