Eindhoven will gain 412 new homes in the heart of the city. Municipality of Eindhoven, development company Fellenoord 2040, and Included Development have signed the preliminary agreement. The Brightlight Towers project will be the first major milestone in the transformation of Fellenoord into a lively and green central area.

Affordable living and a lively meeting place

Brightlight Towers adds 412 apartments to the center, most of which are in the affordable segment. Near the corner with Boschdijk, two striking towers of 110 and 40 meters high will rise. In addition to housing, 1650 m2 is reserved for functions such as offices, hospitality, and, at the request of the Municipality of Eindhoven, also space for a care function. At street level, a lively plinth provides an open connection to the surroundings. A public passage offers access to a new central courtyard with lots of greenery. The realization of this courtyard takes place in conjunction with other upcoming construction developments in the area.

Planning and procedures

Through walk-in meetings, residents and other Eindhoven citizens have been involved in the development of the plans over the past months. The plan for Brightlight Towers will be on display at the Municipality of Eindhoven from December 29, 2025, to February 9, 2026. If the process proceeds smoothly, construction will start in early 2027. The realization is expected to take about 2 to 3 years.

Start of Fellenoord transformation

The Fellenoord area development is part of Eindhoven Knoop XL. In the area around Eindhoven Central Station, thousands of new homes and facilities will be realized in the coming years. The currently mostly stony area will transform into a lively and green neighborhood for living, working, staying, and walking. The renewal of the south side of the station and the development of the public transport hub with a new underground bus station are also part of Knoop XL.

In Eindhoven Knoop XL we keep up the pace. The cranes are already visibly changing the skyline in Knoop XL. And with the signing of this agreement, Brightlight Towers becomes the first and thus the leader of the transformation of Fellenoord. The two towers will soon provide a home for hundreds of Eindhoven residents again. It is also nice that the developer is open to working together to prioritize people with crucial professions, such as teachers and healthcare workers. Together we continue to build a strong, livable, and future-proof Brainport region for everyone. On to the next step and the construction of even more homes.
