The municipal council of Maastricht agreed during the council meeting on March 25 to increase the starter loan amount. The maximum loan amount will rise from €49,000 to €56,000, and the maximum purchase price of the home from €245,000 to €280,000. The municipality is making an additional €1,200,000 available for the budget and the Province of Limburg a maximum of €3,600,000. Johan Pas, Alderman for Housing, Education, Quality of Life, and Student City, states: By increasing the starter loan, first-time buyers can afford a larger part of the housing market and thus have a better position.
What is a starter loan
The starter loan is a support for people who want to buy their first home. The loan is a second mortgage and is in addition to the regular mortgage. The amount can bridge the gap between the price of the home and the maximum possible regular mortgage. For the first 3 years of the starter loan, no interest or repayment is paid. Only after three years, when the buyers income has increased sufficiently, will interest and repayment begin. Extra repayment of the starter loan is always possible without penalty. Upon sale of the home, the remaining debt is paid off in full at once.
First-time buyers wishing to apply for the increased amount can submit their application after April 1, 2025.
