At the end of December, the municipality sent out municipal tax assessment notices. Residents and businesses who have not yet received an assessment notice for 2025, 2024, and 2023 may receive it now. This notice includes, among other things, the WOZ decision, property taxes, sewer charges, and waste disposal fees.

Why an assessment?

All residents of ’s-Hertogenbosch pay municipal taxes. You also pay if you own a business or property, or use a business property. The municipality uses the tax revenues, among other things, for services in the municipality.

WOZ decision and WOZ value?

The municipality must determine a new value each year for all properties in the municipality. The municipality informs the interested party(ies) of the property about this WOZ value with a WOZ decision on the assessment notice.

Looking for information about the WOZ value? Then go to the WOZ/OZB and appraisal report page. Here you will find, among other things:

  • The appraisal report with the substantiation of the WOZ value of your home.
  • The brochure ‘Appraisal methodology’ explaining how we determine the WOZ values.
  • Short videos explaining the most important matters about the WOZ in a simple way.

The WOZ values of all homes are public. You can view them on the WOZ Value Portal website.

WOZ value not correct?

If you find the WOZ value incorrect or have questions about the value, we are happy to discuss this with you. Please fill in the tax contact form. One of our appraisers will contact you within 4 weeks. The appraiser will answer your questions and if the value is incorrect, they will adjust it.

You can fill in the contact form until February 11, 2026.

If we cannot help you this way, you can still file an objection. At your request, we will easily convert your contact form into an objection, or you can submit an objection letter yourself.

Objection

If you disagree with the municipal tax assessment, you can file an objection. How to do this can be read on the Objection page.

Payment

Questions about paying your assessment? Or do you want to pay by direct debit? You can read more on the Paying municipal taxes page.

Remission

Do you have a low income and little assets? And cannot pay the assessment? Then apply for remission. If you receive remission, you do not have to pay the assessment (partially). You can read more on the Remission page.

No assessments via MijnOverheid

Due to technical problems, we have not been able to send assessment notices via MijnOverheid. All assessments have therefore been sent by post. If you previously indicated that you want to receive your assessments via MijnOverheid, you will now receive the assessment by post. Future assessments will be received again via MijnOverheid.
