We are taking an important step in the further development of the Tramkade. Today marks the official start of the sale of the first plots on the site. This shows how we build on what is good and develop what can be improved: an area where the industrial character is preserved, but where space is created for new initiatives, entrepreneurship, and urban renewal.
Plots with a clear ambition
The first phase of the public plot sale involves four plots:
- Plot 1: The Mill Building
- Plot 2: The Boiler House
- Plot 3: The Storage
- Plot 10: The Scrap Silo

Preserving what is good, developing what can be better
In recent years, the Tramkade has grown into a popular place for culture, hospitality, and events. We want to cherish this identity. At the same time, it is time for the next phase: a sustainable, future-proof development that strengthens and broadens the area.
Alderman Mariève Craste explains: “The Tramkade is a unique place in our municipality. We preserve the character and energy that already exist, but we add new functions that make the area even stronger. With the start of the plot sale, we are taking a concrete step towards a Tramkade ready for the future.”
Opportunities for (occasional) developers
The plot sale is not only aimed at professional project developers but especially at local initiators. We want to provide space for innovative ideas and thus preserve the uniqueness of the Tramkade.
Most local initiators have no experience with plot development. To support them well, we have worked intensively in recent months on an accessible process. With information sessions and workshops, among others, we want to lower barriers and create a level playing field so that smaller parties can also realize their ideas.
Broader ambitions
The development of the Tramkade fits seamlessly with the ambitions of ’s‑Hertogenbosch to grow as an innovative, sustainable, and economically strong municipality.
Craste: “We are moving towards a city with 200,000 inhabitants. That growth requires a city center that remains pleasant and livable. That is why we are working extra hard this period on our urbanization task: building enough, suitable homes and improving the living environment. With more space for culture, meeting, good facilities, and entrepreneurship.”
Registration and next steps
From today, interested parties can register for the plots. On the Tramkade website, you can read how this works. Together with an independent selection committee, we choose the winning plan. We pay attention to quality, sustainability, and the character of the Tramkade. This year, we expect to conclude the first agreements. From 2027, the first plans can be implemented.
