Slight Decrease in Additional Borrowing Capacity for Very Energy-Efficient Homes
The additional borrowing capacity for purchasing a very energy-efficient home and for making ones own home very energy-efficient will decrease slightly in 2026 for homes with an A+++ and A++++ label because the energy bill for these homes cannot be reduced much further. Often, the only way to lower the energy bill of these houses is by purchasing extra solar panels. Due to the upcoming abolition of the net metering scheme and the feed-in tariffs charged by energy suppliers, solar panels yield less than before.
From 2026, households can borrow an additional €25,000 (previously €30,000) and €40,000 (previously €50,000) respectively for purchasing a home with the A+++ or A++++ label. Additionally, the extra €10,000 that a buyer of a home with an A+++ label could borrow for sustainability improvements has been removed.
The extra borrowing amount for sustainability improvements for homes with energy labels G through A++ remains unchanged. For these homes, the energy bill can be reduced by making the home more sustainable, for example with insulation or a heat pump.
