Smarter Use of Space in Business Parks
The OHG Impulse fund (Development and Restructuring Company Gelderland) can purchase locations, demolish old buildings, remediate sites, and prepare them for new construction. The new fund invests in this restructuring and helps with any ‘unprofitable top’. This is the part of a real estate project that is not cost-covering because the costs are higher than the revenues. So far, 8 initiators have come forward.
From Subsidy Scheme to Fund
We have previously tackled outdated business parks. For example, the business park Misterweg in Winterswijk, near the former brick factory De Vlijt. There are now new business plots, and we strengthened the nearby nature. Through OHG Impulse, we continue to assist in the restructuring of parcels in business parks. No longer through subsidies, but through a fund that can take the initiative itself.
We need more space for businesses in Gelderland.
Existing business parks also need to be restructured. This costs a lot of money. And it is not always profitable enough for the market. Hence this € 9 million extra help. The space available must be used as efficiently as possible. This can also be done by building on unused parts of plots, reconfiguring vacant buildings, and by building more upwards. There is still much to be gained from the existing sites.

Some business parks or business locations are so old or no longer fit the market that they are no longer attractive as a location for entrepreneurs. By reorganizing plots in business parks, they become attractive to use again. Thus, new construction is not always necessary.
