What is rooftop addition?

Rooftop addition means adding one or more floors to an existing building. This creates extra homes without using new land. This is important because Gelderland needs many new homes. By adding rooftops, we better utilize existing buildings and facilities. It also strengthens livability in neighborhoods and villages.

The rooftop opportunity map

The map shows where residential buildings with flat roofs are located in Gelderland. By applying various filters, you can see if rooftop addition is possible. Municipalities, housing corporations, Owners Associations (VvEs), and other initiators use the map to explore opportunities and prepare plans.

Improvements

The updated map offers more and better information:

  • You can now filter by owner type, such as housing corporations, VvEs, property owners, or private individuals.
  • You immediately see if rooftop addition fits within the current zoning plan.
  • The map also shows location-specific information per district or neighborhood, such as household numbers, available facilities, and a link to expected, appropriate parking standards.
  • Finally, possible restrictions such as noise, safety, or nearby businesses are also shown.

Thanks to these improvements, users better estimate where rooftop addition is feasible and promising. This strengthens their plans.

Better use of existing buildings

We want to add about 12,000 extra homes by rooftop additions to existing buildings by 2030. This is a fast, affordable, and sustainable way to create new homes. Rooftop addition uses up to 80% less materials than new construction. It also helps improve buildings, for example by directly making them more sustainable, performing major maintenance, or installing an elevator. Therefore, we provide subsidies for rooftop additions
