At the edge of Park Airbase Soesterberg, a new, unique residential area is coming to life: The Airbase. In this area, nature, history, and housing construction come together in a unique way. A total of 400 to 450 sustainable homes will be built, welcoming nature. Construction is scheduled to start in 2026.
The Airbase consists of the residential projects Residential Area Airbase Soesterberg, Sortie 16, and West Flank Lots. All three are part of the Heart of the Heuvelrug program. These projects are now being developed as one cohesive and nature-inclusive residential area. The new residential area borders Soesterberg-North and Beukbergen, and is partly located in the municipalities of Soest and Zeist. A number of free plots are located in Huis ter Heide on Dolderseweg, on the west side of the former runway.
For every type of resident
The Airbase will have a varied housing offer, suitable for different households with diverse incomes. From affordable (social) rental homes to detached houses and free plots for self-construction. All homes will be energy-efficient and carefully integrated into the landscape. Animals and plants will retain or gain their own place here – such as in a specially designed bat hotel. The new plan responds to the growing demand for housing in the region.
Nature and history defining
The new neighborhood is directly adjacent to Park Airbase Soesterberg, allowing residents to live in a unique nature area. The surroundings are rich in plants and animals, such as badgers, bats, and skylarks. The rich military history remains visible: the iconic control tower and old runway will have a place in the neighborhood. Additionally, the characteristic (half) sorties of the historical Wegh der Weegen will be preserved.
Start of construction: 2026
In May 2025, the zoning plan for The Airbase South became irrevocable. The northern part had already received the green light earlier. Construction of the first homes is scheduled to start in 2026. Part of the Heart of the Heuvelrug
The housing construction at The Airbase is part of the Heart of the Heuvelrug program. The province of Utrecht, the municipalities of Zeist and Soest, and The Utrecht Landscape are working together to achieve a better balance between nature, housing, and recreation. By smartly rearranging space, room is created for new homes and the nature on the Utrecht Heuvelrug is strengthened and connected. This makes it an accessible and valuable landscape for both humans and animals.
