The Province of South Holland, in collaboration with Cushman & Wakefield, has published the Trend Report Office Market South Holland 2024 and the accompanying Office Monitor. The reports provide municipalities, market players, and policymakers with insights into the latest trends, developments, and expectations in the office market.
Demand for sustainable prime locations is growing
Vacancy has slightly decreased from 6.5% to 6.2%. At the same time, the number of available office square meters is decreasing, while the demand for modern, sustainable offices in well-accessible prime locations is increasing. Particularly in city centers near intercity stations, demand remains high. Less popular locations are struggling with prolonged vacancies due to outdated offices.
Trends in 2024
- Companies are increasingly relocating to cities.
- The focus is on quality: better instead of bigger.
- Due to high construction costs and uncertainty, new construction lags behind.
- Companies are more often extending their current lease agreements.
- Sustainability is accelerating: more offices are receiving energy label A or higher.
Room for growth and collaboration
By 2035, there is a need for an additional 421,900 m² of office space and 1,284,600 m² of replacement space in South Holland. The province urges municipalities to respond to this and work together to ensure sufficient sustainable office space in the right locations.
Policy and vision
The province focuses on offices in promising locations and the redevelopment of vacant buildings. The recently established regional office visions (2024-2028) align with this policy. During the update, the province will examine whether the current policy still meets future needs.
