Compared to January 2025, the price index for existing owner-occupied homes in February 2025 increased by 0.1 percent. The prices of existing owner-occupied homes reached a peak in July 2022. After that, the trend reversed, and the price index declined for a while. However, since June 2023, the trend has been rising again. In February, prices were on average 9.6 percent higher than at the previous peak in July 2022.
The Land Registry announced that it registered 16,356 home transactions in February. That is more than 18 percent more than a year earlier. In the first two months of 2025, 34,263 homes were sold, more than 21 percent more than a year earlier.
In February, the average transaction price for an existing owner-occupied home was 467,363 euros. Note that the price index is used to determine price developments of existing owner-occupied homes, not the transaction price. When calculating the price index, quality differences between owner-occupied homes are taken into account. The average transaction price does not include a quality correction.
