The average selling price of an existing owner-occupied home was 7.8 percent higher than in the third quarter of 2024. This is the third quarter in a row in which house prices are still rising, but less strongly. Compared to the second quarter, the price of an existing owner-occupied home increased by 1.8 percent. The average selling price of an existing owner-occupied home is 487 thousand euros.
A newly built owner-occupied home was on average 7.4 percent more expensive than a year earlier. Also for new owner-occupied homes, the price increase flattened somewhat; in the second quarter it was still 8.0 percent. The average selling price of a newly built home is almost 523 thousand euros.
The average price increase of new and existing homes combined was 7.7 percent in the Netherlands compared to a year earlier. This placed the price development in the third quarter above the European average of 5.5 percent. Only in Finland did house prices fall, namely by 3.1 percent. The largest increase was in Hungary with 21.1 percent.
