The prices of existing homes rose by 9.7 percent compared to a year earlier. This is the second consecutive quarter that the price increase is decreasing; in the first quarter, it was still 10.9 percent. Prices have risen more strongly in the last six quarters than those of new construction homes. In the second quarter of 2025, the average selling price of an existing home was nearly 473 thousand euros.
In total, over 57 thousand existing homes were sold in the second quarter of 2025. This is nearly 20 percent more than in the second quarter of 2024. Almost 6.3 thousand new construction homes were sold, which is about the same as a year earlier. The sales figures for new construction homes increased over the previous six quarters after a period of significant declines in new construction sales. In total, over 63 thousand homes were sold, 17.5 percent more than last year.
The average price increase of new and existing construction combined in the Netherlands was 9.5 percent compared to a year earlier. This means that the price development in the second quarter was above the European average of 5.4 percent. In seven EU countries, house prices rose more than in the Netherlands. The largest increase in the second quarter of 2025 was in Portugal: 17.2 percent. Only in Finland did house prices decrease compared to last year, by 1.3 percent.
