The Municipality of Almere is taking an important step in developing the former NCCW site on Markenlaan in Almere Haven. The project assignment marks the start of building 370 affordable homes and further developing sports facilities on the site.
Space for affordable living in a green environment
The Development Strategy Ambachtsmark outlines the principles for redeveloping the site. The original plan is expanded and improved by including the FC Almere practice fields, the old bus lane, and surrounding green areas.
Alderman Paul Tang (Housing and Sports): “This plan offers a unique opportunity for Almere Haven residents to continue living in Haven; for older residents in too-large homes and for young starters on the housing market. We also give an impulse to the sports club and entrepreneurs in Haven. This strengthens livability and community in Haven. We build affordably, green, and with attention to the neighborhood.”
The project provides space for 370 homes and 1,000 m² of work and social functions, such as the sports club and businesses. The existing greenery and the old bus lane are the backbone of the plan, creating a green, accessible neighborhood with space for meeting.
Flow-through: from large to better – and opportunities for starters
With the addition of these homes, Almere aims to promote flow-through in Haven: from large to better for seniors and opportunities for starters and young people to begin their housing career in their own district. The housing offer consists entirely of affordable homes, with 35% social rental and the rest affordable rental and owner-occupied homes.
Sports complex renewal, boost for FC Almere
As part of the area development, sports fields will be relocated and renewed. The FC Almere clubhouse will be renovated and the main field will receive artificial grass. This gives FC Almere a boost and lays the foundation for a healthy club that can continue to grow.
Dialogue with the neighborhood
The plans were presented to residents on February 9, 2026, and previously discussed with a sounding board group from adjacent neighborhoods. Points of attention raised during this walk-in evening will be included in further elaboration.
After approval by the city council, the plan will be further developed in 2026 into a development and subdivision plan. The project is one of the focus projects within Almeres housing acceleration program.
