Compared to December 2025, prices of existing owner-occupied homes rose by 1.2 percent in January 2026. Prices of existing owner-occupied homes peaked in July 2022. After that, the trend reversed and the price index declined for some time. Since June 2023, however, the trend has been rising again. In January, prices were on average 15.3 percent higher than at the previous peak in July 2022.
The Land Registry announced that it registered 18,893 housing transactions in January. That is 5.5 percent more than a year earlier.
In January, the average transaction price for an existing owner-occupied home was 493,875 euros. NB To determine price developments of existing owner-occupied homes, the transaction price is not used, but the price index. The price index calculation takes into account quality differences between owner-occupied homes. The average transaction price does not include a quality correction.
