In 2025, the median WOZ value of homes per square meter of living space was nearly 3,320 euros. The WOZ per square meter is highest in the Randstad, but over the past four years, the increase has been strongest outside this region. This is reported by Statistics Netherlands (CBS) based on new research.
The WOZ value is the market value of a rental or owner-occupied home determined by municipalities. Dividing this by the usable floor area of the home provides an indication of the WOZ value per square meter. A median WOZ value of 3,320 euros per square meter means that half of the homes are below this amount and the other half above it.

Highest in Amsterdam, Laren and Bloemendaal

The median WOZ value per square meter is highest in the Randstad, with Amsterdam leading. Here, the WOZ per square meter is over 7,100 euros. Then follow the municipality of Laren (North Holland) and Bloemendaal, with 5,700 and 5,340 euros per square meter respectively. Homes with the lowest median WOZ per square meter are in Pekela and Kerkrade, with 1,600 and 1,750 euros respectively.
